If you’re considering a move to Langley, Surrey, or anywhere else in the Fraser Valley, we recommend taking your time and thinking it through carefully. There are many things to consider, and taking a thoughtful approach will help you find a place you love with a lifestyle that fits your current and future needs.

We’ve put together some of our top considerations, from years of experience helping clients move out to Fraser Valley, to help you make sure you’re asking the proper questions.

Once you’ve answered the questions below, speak with your realtor to help you zero in on an area that is ideal for you.

WHERE DO YOU WORK AND HOW FAR IS THE COMMUTE?

Before choosing a place to live, we suggest that you consider your work location, daily commute, and preferred city size. This will help you find a place with the lifestyle you want. You can use Google Maps to get an idea of your potential routine.

  • Do you prefer a smaller town or city setting?
  • Are public transportation options available and important to you?
  • Do you want to live close to family, friends, or amenities such as shopping and recreation facilities?
  • Will your daily commute involve crossing bridges or frequently travelling on Highway 1?
  • What is the local housing market like in the city or town you are considering?
  • Are there options for outdoor activities, such as hiking or skiing nearby?
  • Are there schools in the area that meet your needs, if applicable?
  • Is the neighborhood safe and family-friendly?
  • What is the local economy like in this area, and what industries are prevalent?

WHAT ARE THE SCHOOLS LIKE IN THE AREA?

Obviously, every parent wants their child to attend an amazing school. We advise you to explore different schools in the area and make sure they have a good reputation and will provide your kids with plenty of room to grow. It’s also important to find out what extracurricular activities are offered as well as what types of child-care options are available.

WHAT IS CRIME LIKE IN THE AREA?

A city’s crime rate is often mistakenly thought of as a whole, when in reality, different areas within the same city can have entirely different rates. If you’re interested specifically in Fraser Valley cities, be sure to check out our neighborhood guides.

WHAT WILL MY BUDGET GET ME IN THIS AREA?

Oftentimes, the primary limiting factor is budget. Make sure you are aware of your spending limit and what options are available to you within that price range. If you’re coming from Vancouver, we’re confident that you’ll be able to find something more luxurious than what’s affordable in other areas.

WHAT IS THE COMMUNITY LIKE IN THIS AREA?

One of the most crucial aspects of a content life is the quality of your social interactions. If you’re thinking about relocating, look into the area’s communities and whether they suit your current lifestyle. The happier you are with the move, then typically that means it was a good decision for you.

WHAT WILL I BE MISSING WHEN I MOVE FROM VANCOUVER THAT I CAN’T GET OUT IN THE VALLEY?

The Valley has a lot to offer, but there are still some things that you can only find in the city. Make a list of everything you love about Vancouver and then use Google to see what else you might need to head into the city for.

It is important to be aware of this so that you can manage your expectations.

WILL I HAVE TO BUY A VEHICLE?

A vehicle is not a requirement for getting around in most cases, but it sure does make life much more comfortable. Canada’s sprawl means that things are often far apart from each other, so having a car makes errands and commuting simpler. For many of our clients, the cost savings of living outside Vancouver outweighs the costs of owning a car. Plus, they now have the freedom to go where they please!

WILL I BE ABLE TO GET A LOCATION THAT MAKES SENSE?

As the saying goes, location is key. Be sure to pick a place that not only suits you well, but is also in an up-and-coming or desirable area so that your home’s value will increase over time.

IMAGINING YOUR LIFE IN THE VALLEY

It’s exciting to park in your own garage rather than shared underground parking. It’s cool cutting your own lawn for the first time. You’ll love waving at your neighbors across the street rather than riding in a cramped elevator with them.

You’ll probably get a Costco membership and become friends with the staff at Home Depot since you’ll be buying tools to maintain your home. You’ll enjoy having your own space, and some peace and quiet will do wonders for your soul.

Get to know your barista–just like in Vancouver, but you may have to drive a bit further.
